Project Overview:
The Magnolia Center is a 2.67-acre mixed-use commercial development strategically located in Corinth, Texas. The project comprises a 10,800 sq. ft. office building and a 7,316 sq. ft. retail building featuring a drive-through facility. Currently in the final stages of construction, the development exemplifies the seamless integration of diverse commercial spaces designed to cater to the evolving needs of the community.
Our Scope of Work:
Coordination with the City:
We worked closely with city authorities to ensure smooth collaboration during the expansion of Lake Sharon Drive and the implementation of public utility changes.
TxDOT Coordination:
Our team liaised with the Texas Department of Transportation to address the I-35 expansion and right-of-way dedications, ensuring compliance with all relevant regulations and requirements.
Frontage Driveway Approval:
We successfully navigated the approval process for the frontage driveway along the I-35 access roads in collaboration with TxDOT and the City of Corinth, overcoming various challenges throughout the process.
Plan Development and Approval Process:
Modern Engineering Solutions managed the entire plan development and approval process, ensuring the project adhered to zoning regulations, building codes, and all other pertinent guidelines.
Detention Pond Design:
Our team designed a detention pond to effectively manage both the proposed drainage from the development and existing offsite drainage, contributing to the project’s long-term sustainability and environmental responsibility.
