Project Overview:

The 1711 Single Family Homes project is a 0.75-acre residential development comprising six single-family homes in Colorado. The site presented real engineering challenges: a historically subdivided lot with tight spacing between homes, stormwater management requirements, and strict CDPHE utility line separation standards. Modern Engineering Solutions handled the full civil scope from paving and grading through utility coordination, delivering a functional and code-compliant development currently completing construction.

Our Scope of Work:

Paving Design:

MES designed paving layouts for the development, providing safe and durable surfaces for both vehicle and pedestrian movement throughout the site.

Grading:

Fitting six homes onto a 0.75-acre site required precise grading work. Our team developed detailed elevation plans that maximized usable area while directing drainage away from structures and toward compliant discharge points.

Utility Layout:

Our engineers coordinated water and sewer connections across the six-lot layout, ensuring all utility line separations met CDPHE requirements. The tight lot configuration made sequencing and spacing critical to achieving compliance without compromising serviceability.

Drainage Design:

MES designed stormwater management solutions for the site to control runoff, protect water quality, and reduce flood risk to the homes and surrounding properties.

Coordination with Local Providers:

Our team worked directly with local water and sewer providers throughout design and permitting to align utility connections with district standards and avoid conflicts during construction.

Project Challenges:

This 0.75-acre site was historically subdivided into six smaller lots, requiring careful coordination with local sewer and water providers to meet CDPHE utility line separation requirements. The tight site dimensions made grading particularly challenging, as accommodating six single-family homes within the available space demanded precise elevation planning and creative engineering solutions.
