Pre-construction site assessment

A sealed, decision-grade site screen before you commit design money. Draft report within 3 business days after the site walk.

What this covers

Before you commit design money to a site, you need to know three things: can it be built, what will it take, and what has to be permitted. Our site assessment answers them in one sealed report, prepared by the engineers who permit these facilities.

What the assessment covers

Desktop diligence. Parcel and ownership facts, jurisdiction and extraterritorial jurisdiction, FEMA flood zones and panels, soils and their engineering limits, wetlands and streams, elevation and drainage, frontage road authority and traffic, and the utility and interconnection path.

Site walk-down and field verification. One walk of the site against a field checklist covering mobilization, access and delivery, drainage and stormwater, survey data, civil and interconnection, and fire access and safety. Every item is reported as Verified, Flag or Open, with GPS-tagged photographs.

Permitting pathway and cost exposure review. Every permit the site needs, with the agency, the trigger, the typical duration and the fee, the critical path, and a desktop order-of-magnitude cost range for each abnormal site condition we find.

Site assessment report. A buildability rating, the fatal-flaw screen, discipline ratings, the permit matrix, the risk register, the cost table and the photo log, sealed by a Texas professional engineer.

Draft report within 3 business days of the walk

We complete the desktop work before anyone visits the site, so the walk is the last input. The draft report reaches you within 3 business days after the site walk and receipt of your site information. Scheduling the walk and agency responses are outside that clock. The final follows one round of your comments.

One site or a portfolio

Each assessment is a fixed fee per site, and the fee is credited toward the permitting scope if you proceed with us. For a multi-site program we quote portfolio pricing and sequence the sites by geography.

Questions

Straight answers

When do we get the report?

The draft within 3 business days after the site walk and receipt of your site information, and the final after one round of your comments. Scheduling the walk and agency responses are outside that clock.

What do you need from us?

The site location or exhibit, the project area, and whatever you already have: survey, topography, the interconnection point and the equipment layout. We work around what is missing and mark it in the report.

Is the report sealed?

Yes. The final report is sealed by a Texas professional engineer.

We have several sites. How is that priced?

Each site is a fixed fee, credited toward permitting if you proceed. A multi-site program gets portfolio pricing, sequenced by geography.

Do you give cost numbers?

Yes, for abnormal site conditions: a desktop order-of-magnitude range for each, with its quantity basis and what would confirm or remove it. It is not an opinion of probable construction cost.

  1. An engineer reads it

Not a salesperson. Someone who can tell you whether the pathway is real.

  2. You get a first answer

Your options, the agencies involved and the questions that decide cost and schedule.

  3. You decide

No commitment to have the first call.
