Car wash site civil design in Fate, Texas

A new car wash site in Fate, Texas got a civil plan set, a TxDOT driveway submittal and a storm design that ties into the site next door.

About the project

The problem

A car wash brand needed civil plans for a new site in Fate, Texas.

Plans for the restaurant sites next door showed the existing utilities and an existing storm system the site could connect to. The driveway also needed a TxDOT permit. The design had to tie into what was already there.

The pathway

MES began with code research and records requests to the City of Fate for the approved plans on the neighboring properties and for storm and utility as-builts in the area.

We graded the site and set up a storm pipe network that connects to an existing invert on the adjacent site. We designed a culvert in plan and profile and ran the pipe, culvert and swale calculations.

We prepared a TxDOT driveway submittal with its own site, grading and section sheets.

The civil set covers site, dimension, grading, paving, utility, sewer plan and profile, storm, erosion control, a fire lane plan, and pre- and post-development drainage maps. We also worked through the ADA stall, crosswalk and ramp.

The result

The City of Fate reviewed the set. MES met with the city on its comments and prepared the comment response on the first civil plan set in late 2024.

After calls and emails about the sidewalk, the restaurant site next door agreed to update its site to match ours.

In September 2026, MES updated the Fate drawings.

MES is now working on a second site for the same brand, in Sulphur Springs, Texas.
