A 9-acre mini-warehouse site in Georgetown, Texas, where the rezoning was approved and the plat and site development permit are still pending.
Rendering of the proposed warehouse buildings, Georgetown, Texas
A Texas developer planned nine light-industrial warehouse buildings, about 113,000 square feet in all, on a 9-acre site in Georgetown, Texas.
The path to construction ran through a rezoning, a plat and a site development permit from the City of Georgetown, with TxDOT, fire marshal and TCEQ requirements along the way.
MES started in May 2024 with records requests, survey coordination and early site layouts. In June 2024 the team met City of Georgetown staff for a pre-application meeting.
MES sent in the rezoning application in July 2024 and resubmitted it as a business park rezoning in November 2024. The team helped prepare the Planning and Zoning presentation and attended a City Council meeting in March 2025.
In spring 2025 MES prepared a traffic impact analysis, a parking generation letter and a water quality and rainwater harvesting memo. The team ran fire flow calculations, confirmed hydrant spacing requirements with the fire marshal, sized detention and built HEC-HMS and HEC-RAS models and a drainage report for the plat submittal.
The civil set covers site layout, grading, utilities, sewer profiles, a rainwater plan, fire protection, a detention pond and a deceleration lane. MES also worked through the TCEQ water pollution abatement plan (WPAP) requirements and prepared an encroachment agreement application.
The rezoning was approved.
The plat and the site development permit application went to the city in 2025. Into 2026 MES answered city review comments on the plat and site plan, updated the drainage report and sent the opinion of probable cost to the city's engineering department.
In June 2026 MES sent the city the fiscal surety information for the plat. The plat and the site development permit are still pending.
