Project

2.67-acre office and retail center on I-35 in Corinth, TX

A 2.67-acre office and retail center in Corinth, Texas, won its I-35 frontage driveway approval and was built.

Completed buildings and site work in Corinth, Texas, September 2022.

About the project

The problem

A 2.67-acre commercial site in Corinth, Texas, was planned for a 10,800 sq ft office building and a 7,316 sq ft retail building with a drive-through.

The roads and utilities around the site were changing. Lake Sharon Drive was being expanded and public utilities were changing. The I-35 expansion and right-of-way dedications also had to be worked out with TxDOT.

The site also had to manage its own drainage plus drainage arriving from off site.

The pathway

MES managed the plan development and the approval process. The design kept to zoning rules, building codes and the other guidelines that applied.

The team worked with the City of Corinth through the Lake Sharon Drive expansion and the utility changes.

It worked with TxDOT on the I-35 expansion and the right-of-way dedications, so the project met the regulations and requirements that applied.

The frontage driveway on the I-35 access road went through an approval process with TxDOT and the City of Corinth. MES worked through the challenges along the way and won that approval.

MES designed a detention pond that manages both the new development's runoff and the existing off-site drainage.

The result

The driveway was approved and the center was built.

Photos from September 2022 show the stone and brick buildings finished, with new paved parking, landscaped beds and young trees in place.
