New two-story infill homes with carports, young street trees and a new sidewalk and curb along the street.

Project

Six-home infill site on 0.75 acres

Six single-family homes fit on a historically subdivided 0.75-acre lot, with every utility separation meeting CDPHE requirements.

About the project

The problem

A 0.75-acre site in Lakewood, Colorado was historically subdivided into six smaller lots, and the plan was a single-family home on each one.

Six homes on that much land leave little room. Spacing between homes was tight, stormwater had to be managed, and every water and sewer line had to meet CDPHE separation requirements.

The pathway

MES handled the full civil scope, from paving and grading through utility coordination.

We developed detailed grading plans that kept as much usable area as possible and sent drainage away from the homes toward compliant discharge points.

We laid out the water and sewer connections across all six lots. On lots this tight, sequencing and spacing were critical to meeting the separation rules without losing serviceability.

We designed the paving for vehicles and pedestrians, and a stormwater design to control runoff, protect water quality and reduce flood risk to the homes and the properties around them.

We worked with the local water and sewer providers through design and permitting, to match the connections to district standards and avoid conflicts during construction.

The result

Every utility line separation met CDPHE requirements, and six homes fit on the 0.75 acres.
