About the project

The problem

A residential development in Lindsay, Texas, covered 14 acres. The plan called for 48 home lots plus a 2.5-acre future industrial site.

The design had to meet TxDOT and City of Lindsay requirements and fit with other developments in the area.

The pathway

MES planned the layout of the 48 lots and the future industrial site.

MES drafted three revisions of the plat.

For stormwater, MES designed a detention pond to manage runoff from the site.

For utilities, the team planned and designed a water line extension to serve the development and designed its sewer system to local codes.

MES balanced the earthwork across the site to limit cut and fill and reduce cost.

Throughout the project, MES worked with the Texas Department of Transportation, the City of Lindsay and other developers in the area.

MES communicated with TxDOT about a turn lane for the subdivision.

MES also traveled to a city council meeting for the project.

The result

MES delivered the site plan for the 48 lots and the future industrial site, along with the detention pond, water line extension and sewer design for the development.

Photos of the development show new concrete streets with curbs and sidewalks, a fire hydrant, fresh sod and finished homes beside graded lots. More houses were still going up when the photos were taken.
