Site master plan and phase 1 civil set for a concrete contractor

A concrete contractor has a two-phase site master plan and a phase 1 construction set for a project in Hutchins, Texas, revised to answer city review comments.

About the project

The problem

A concrete contractor needed civil plans for a site in Hutchins, Texas.

The plans called for grading, utilities and drainage design, with pond, culvert and hydrology calculations and a level spreader.

Later the job grew into a master plan in two phases: a phase 1 construction set and a phase 2 preliminary set.

The pathway

MES started with a site plan and grading plan in October 2024, then ran storm modeling, a level spreader calculation and culvert calculations.

In January 2025 we reworked the grading with pre-development hydrology calculations and wrote the response to review comments.

In spring 2025 we drew a phase 2 site plan, ran the pond calculations, and updated the phase 1 construction set and its sewer lines.

The plan set covers site, paving and striping, dimension, grading, utility plan and profile, storm sewer, erosion control and drainage area maps. We checked it against the city's requirements and development manual.

In 2026 we updated every sheet to a new existing-ground surface, revised the culvert calculations and answered city comments with a response letter.

The result

The contractor has a master plan for the site, a phase 1 construction set and a phase 2 preliminary set. The plans were revised to answer city review comments.

The design work on record runs from October 2024 to August 2026, and the job is still open.
