Retail plaza paving and drainage, Seagoville, Texas

About the project

The problem

A developer planned a 2-acre shopping plaza in Seagoville, Texas.

The site came with two site-specific challenges: streambank stabilization and storm drain improvements.

All of the work had to comply with local and state regulations.

The pathway

MES laid out the site for tenant visibility and traffic flow.

The paving was designed for both vehicle and pedestrian traffic on a busy retail site.

Detailed grading plans set the site elevations to support efficient drainage. The grading and drainage plan shows the parking, inlets, a driveway and spot elevations.

MES designed the utility layout, including the water, sewer and electrical connections.

The drainage design manages stormwater to prevent flooding and protect water quality. MES drew the drainage plans with long-term maintenance in mind.

MES addressed the existing streambank with stabilization work to prevent erosion, protect nearby structures and preserve the natural environment.

MES worked closely with local and state authorities throughout the development process.

The result

The plaza is built. Photos of the completed site show a single-story brick retail building with metal awnings and a concrete parking lot with landscaped islands and light poles.

A painted fire lane curb runs in front of the storefronts, and a drainage swale sits beside the highway.

A young tree and new sod frame the front of the building.
